What you actually owe

Colorado has no "salesperson" license. Every licensee is a BrokerRule 1.7 at one of three levels — Associate Broker, Independent Broker, or Employing Broker — and the continuing education obligation is the same 24 hours for all of them.

The core requirement

Changing in 2027 — the ACU gets a mid-year deadline

Today you can take the Annual Commission Update any time in its course year. That changes. The rule and the Division's provider bulletin describe the same change in slightly different words, so both are quoted here verbatim:

"In 2027, the 'Annual Commission Update' must be completed by July 1st of each calendar year."

Education Provider Bulletin 2026-02 (p. 2) describes the annual deadline shifting to June 30 effective 2027, with provider course approval expiring June 30 and the course pulled from availability after that date.

The rule text is awkwardly drafted — it reads as both a one-time 2027 requirement and an ongoing annual one — while the bulletin reads as ongoing. Either way, beginning in 2027 you should not plan on taking the ACU in the second half of the year. If your cycle depends on it, take it early and confirm the current deadline with your provider.

If you missed ACU years

Missed ACU years cannot be made up. Once the course year passes, that version is gone. Three alternative paths exist when the standard 12+12 is no longer reachable:Rule 4.2.A.3–A.5

  • 24-hour Broker Reactivation Course — available only if you are currently Active and did not use this course in the previous cycle, or if you have been Inactive or Expired for an accumulated period of up to 36 months.Rule 4.2.A.3
  • Pass the Colorado portion of the licensing examination.Rule 4.2.A.4Rule 2.2.A.2

A broker who cannot satisfy CE through the first three options must use the examination or the 72-hour path before activating an Inactive license or reinstating an Expired one.Rule 4.2.B

New licensees

  • An initial broker license expires December 31 of the year it was issued.C.R.S. 12-10-203
  • Brokers renewing a license that expires December 31 of the year it was first issued are exempt from CE for that initial period.Rule 4.1.BC.R.S. 12-10-213(4)
  • After that initial period you enter the standard three-year cycle with the full 24-hour obligation.
  • Any broker who has never submitted fingerprints for the one-time criminal history check must do so before renewing an Active license. This targets legacy licensees — applicants licensed under current Rule 2.3 fingerprint at application, so it is generally not a first-renewal action for a newly licensed broker.Rule 3.11.B.3.c

Inactive, expired and reinstatement

  • CE is not required to renew an Inactive license. CE is required before renewing an Active license, activating an Inactive one, or reinstating an Expired one to Active. But an Inactive broker must still renew and pay the fee — inactive is not dormant.Rule 4.1.ARules 1.27, 3.12.C
  • Inactive longer than 36 months: complete either the State portion of the Colorado Broker's Exam or the 72-hour path (48 Contracts & Regulations + 24 Closings).Rule 4.2.A.5

Reinstatement tiers per Rule 3.15. The "three years from prior expiration" outcome is new in the current rule — the superseded version set the new expiration at December 31 of the year of issuance.

The three-year cliff

Rule 3.15 provides reinstatement tiers up to three years and stops there, and that is not an oversight — three years is a hard cutoff. The Division states it plainly: “Reinstatement is only available for 3 years past the date of license expiration. Any licensee who fails to reinstate within 3 years of license expiration date must reapply for that license.”

“Reapply” is less brutal than it sounds. For an Associate Broker license issued on or after 1 January 1997, Rule 2.6.F requires the Commission to verify your original licensure to confirm the qualifying education was already completed — so you do not repeat the 168 hours — and then requires you to pass the Real Estate Licensing Examination again Rule 2.2.A and submit fingerprints Rule 2.3 via a new license application.Rule 2.6.F

For licenses issued on or before 31 December 1996, Rules 2.6.G and 2.6.H require a shorter prescribed course list instead — Colorado Real Estate Contracts and Real Estate Closings, and for former salespersons also Trust Accounts and Record Keeping, Current Legal Issues, and Practical Application — plus the same examination and fingerprinting.

The short version: after three years the license is gone and you file a new application with a new exam and new fingerprints, but your original qualifying education is credited rather than redone. Confirm your own situation with the Division before acting — which path applies turns on the date your license was first issued.

The renewal window

By rule, renewal opens 45 days before expiration.Rule 3.11.B.3.a Operationally the Division opens renewal on November 1, and January 31 is the last day. All CE must be completed on or before December 31 of your expiration year — the 31-day grace period extends the renewal deadline, not the CE deadline.

Credit mechanics — the rules brokers get wrong

4.5.LThe Commission may demand proof on written notice, and failure to produce it is grounds for discipline. The Division runs a Continuing Education Audit program.

Eligible elective topics — a closed list

Separately, Rule 4.4.D defines the advanced topics eligible for Employing Broker Level education — brokerage administration, legal compliance, regulatory practice, contract negotiation and enforcement, licensing procedures, risk management, and specialised areas such as property management, commercial brokerage, land acquisition, investment analysis and development. That is what the state list's "Employing Broker Credits" column maps to. It is not the same thing as the 24-hour Brokerage Administration course required to upgrade to an Employing Broker license under Rule 2.1.B.

Ineligible subject matter — all seven categories

These do not earn Colorado CE credit no matter who offers them or what the marketing says. The 30 January 2026 rule added items (e), (f) and (g) — if you learned this list before 2026, you learned four items and there are now seven.Rule 4.4.B.2

  • (a) Sales or marketing meetings conducted in the general course of brokerage practice.
  • (b) Orientation, personal growth, self-improvement, self-promotion, or marketing sessions.
  • (c) Motivational meetings or seminars.
  • (d) Examination preparation or exam technique courses.
  • (e) New in 2026. "Instruction focused on prospecting, or techniques for marketing, including staging, branding, or social media use, unless directly tied to regulatory compliance."
  • (f) New in 2026. "Property tours or site visits that do not include substantive instruction on an approved topic or regulatory matters."
  • (g) New in 2026. "Marketing or promotion of a product or service, whether offered by the provider, an instructor, a sponsor, or any other affiliated or unaffiliated party." Education Provider Bulletin 2026-02 notes a narrow MLS-training exception.

Why (e) and (g) will surprise you

Item (e) covers most of what gets sold as "business skills" training — prospecting systems, personal branding, social media, staging. Item (g) targets sponsor-paid education: the free lunch-and-learn from a title company, lender, or home warranty provider. If the substance of the class is the sponsor's product, it does not earn CE credit even when the flyer says it does.

This is not a reason to skip those classes — several are genuinely useful, and a sponsored class that is really about Colorado contracts or closings law can still qualify. It is a reason not to count on them for your 24 hours. Every item on this page that falls into one of these seven categories is badged "No Colorado CE credit".

Approved providers — and the exemption most brokers miss

Approved providers submit a timed outline, exam, instructor credentials and delivery-method evidence at least 30 days before first offering a course. Distance learning must be ARELLO-certified or equivalent. Approval runs three years, and no credit may be awarded for a course taken outside its approval window.Rules 4.6.A.1, 4.6.B, 4.6.C, 4.6.D

"Not on the state list" does not mean "not valid CE"

Four categories of provider are exempt from Commission pre-approval entirely — for elective credit only, within the 22 topics above, and in compliance with all other provisions of Chapter 4. All three conditions are required.Rule 4.6.A.2

(a) Accredited colleges, universities, community and junior colleges, public or parochial schools, or government agencies. · (b) Quasi-governmental agencies. · (c) Courses approved under another occupational licensing authority's education requirements. · (d) Real-property-law courses from a provider approved by the Colorado Board of Continuing Legal and Judicial Education.

Front Range Community College, Aims Community College and CSU offerings fall under (a) and will never appear on the Division's approved-course list. Searching that list and finding nothing is not evidence a course is invalid. Items on this page in that tier are badged "Exempt provider" with the subsection cited.

The corollary matters at audit time: a completion certificate must show your name, the course subject as approved, credits granted, dates and provider authentication — but the course-number field was repealed, and the approval number is required only "if applicable."Rule 4.7.A An exempt provider's certificate legitimately carries no approval number. A missing number is not a red flag.

Errors & omissions insurance

Not continuing education, but the other thing that quietly moves a license to Inactive. Every Active broker, and every brokerage firm with more than one broker, must carry E&O covering all acts requiring a license.Rule 3.9C.R.S. 12-10-204 The Commission group-policy carrier must hold an A.M. Best rating of A- or better.Rule 3.9.A.2 Independent policies are permitted, but the carrier must comply with Colorado Division of Insurance requirements, be authorised to write E&O in Colorado, and also meet the A- rating requirement.Rule 3.9.C A lapse moves your license to Inactive.Rule 3.9.D Many policies expire January 1, and a lapse can also cost you prior-acts coverage.

Membership requirement — not a Colorado license requirement

This is the single most common error in agent-facing CE content, and it cuts both ways: brokers who are not REALTORS think they owe training they do not, and REALTORS who satisfy their state CE assume they are square with NAR when they are not. These requirements are enforced by suspension and termination of REALTOR membership, not by the Colorado Real Estate Commission. Missing them does not endanger your license. It does endanger your membership, your MLS access, and everything that hangs off them.

  • Code of Ethics training — 2.5 hours per three-year cycle. Cycle 8 runs 1 January 2025 through 31 December 2027. Non-completion suspends membership through January and February following the deadline, with termination from March 1. Emeritus members are exempt.
  • Fair Housing / anti-bias training — 2 hours, on joining and every three years thereafter, aligned to the same cycle.

Confirmed: Colorado imposes no separate ethics-training mandate

The Real Estate Commission requires no ethics course for licensure. "Real Estate Ethics" appears only as an eligible elective topic in Rule 4.4.B.1, and nothing else in Chapter 4 requires it. If you are a REALTOR, your Code of Ethics course may also be approved for Colorado elective CE — when it is, the card below carries both badges, and those hours count twice over. When it is not, it counts only toward membership.
